Arden Residence: A New Landmark in Johor Bahru
Carmen introduces Arden Residence, a new project in Johor Bahru (JB), Malaysia, located in the One Bukit Senyum integrated development. It is positioned as a more accessible option compared to the existing Azteca, the tallest residential building in Southeast Asia.

Strategic Location
One Bukit Senyum holds historical significance within JB and is strategically located at the intersection of two main routes: the inner ring road and Jalan Tebrau. This provides easy access to key areas.
Proximity to Singapore

Addressing Traffic Congestion
To improve accessibility, two key changes have been implemented:
- Direct connection from the inner ring road to One Bukit Senyum to avoid traffic congestion.
- The traffic light on Jalan Terbang will be removed to ensure smooth traffic flow when returning to One Bukit Senyum.
Multiple Access Points
There are four main directions to access One Bukit Senyum:
- From the Wudai Highway.
- From Singapore, passing through Petronas.
- From Jalan Tebrau, with a direct entrance from the showroom.
- From City Square, directly walking back to the bridge.
The flyover is expected to be completed before the Certificate of Completion and Compliance (CCC) is handed over, ensuring improved infrastructure upon project completion.
One Bukit Senyum Master Plan
The entire One Bukit Senyum spans 11.85 acres and is divided into several phases.
Phase 1: Astaka
Astaka, the tallest residential building in Southeast Asia at 305 meters and 70 floors, features a full glass design that reflects the sky.
Phase 2: MB-JB Tower
The MB-JB Tower, also known as the town hall, features an avant-garde design and complements Astaka in enhancing the area's architectural landscape.
Phase 3: Arden Residence and Future Development

Block A (Arden Residence): Strategically positioned for high visibility from the inner ring road.

Future Development: A premium shopping mall with a five-star hotel atop it. The mall is expected to be announced this year.

Block 3C: Will house the sales gallery, which will be transformed into a banquet hall and restaurant upon project completion.
The entire One Bukit Senyum project is freehold and is expected to be completed in the first quarter of 2029, comprising a total of 618 units across 68 floors (260m high).
Arden Residence: Design and Features
Design Concept
Arden Residence features a full glass design, similar to Astaka, and is designed by GTP architect, the same architect behind Pavilion and TRX mall.
Hotel-Style Apartment
Arden Residence offers hotel-style services, including package and food delivery, transportation, cleaning, laundry, and private chef arrangements.
Flexible Living and Investment
Residents can choose to live or invest in the apartments. When not in JB, owners can opt into the Arden Suites program, managed by Sibai, allowing their units to be operated as hotel rooms. Owners have unlimited stay and can make reservations in advance.
Separate Lobbies and Lift System

Units facing CIQ might have a view partially obstructed by the SKS Pavilion. Higher floors (38th or 40th floor and above) offer a clearer view.
Facing MBJB Tower
Units below the 20th floor may have a view blocked by the MBJB Tower. Units above the 20th floor offer a view of Singapore and the RTS railway track.
Facing Javier City View (Dunga Bay)
Units facing Javier City View offer views of Dunga Bay, Perangi, the shopping mall's rooftop facilities, and the police station. The Azteca towers are also visible from this side.
Showroom Walkthrough
Type A: 2-Room Unit (793 sq ft)
Features a foyer with a shoe cabinet, an open-concept living and dining area, a kitchen with an island, and full-floor glass windows in both rooms. The master bedroom has timber flooring, a king-size bed, a dressing table, and a small workspace. The shared bathroom has a classic design.
Type B: 3-Room Unit (1140 sq ft)
Features a wider living room with full-floor glass windows, a dining area, a wet kitchen with laundry area, and an island. The master bedroom has timber flooring, a bathtub in the master bathroom, and low-e glass to protect against sun and heat. The second room has a queen-size bed and a dressing table. The third room is spacious enough for a queen-size bed and wardrobe.
Investment Potential and Summary
Arden Residence is suitable for both living and investment, targeting the hotel room market. With the anticipated completion of the RTS, tourism to JB is expected to increase, creating a demand for hotel-style accommodations. Currently, there are approximately 4,900 4-star to 5-star hotel rooms in JB, which is insufficient to meet the potential influx of tourists. Arden Residence offers a unique hotel-style apartment concept in JB, making it an attractive investment opportunity.
