Hi everyone, I'm Winnie, welcome back to my channel. As you all know, the RTS (Rapid Transit System) is not new news. This Johor Bahru-Singapore RTS Link project has been in the market for quite some time, and it is expected to begin operations by the end of next year (2026) or the beginning of 2027.

The progress of the RTS is indirectly driving the real estate market in that area. At the same time, it is also attracting buyers from all over the world, whether for investment or self-occupation. Everyone wants to get a head start. Today's video is purely for sharing and does not involve promoting any projects. Primarily, I want to share some information about upcoming properties near the CIQ and the future RTS, specifically those within walking distance. I won't be covering those requiring a 10-15 minute drive in this video.

Responding to Buyer Inquiries

Many buyers have messaged me asking if there are any apartment projects near CIQ that will be completed within the next year or two and are not too expensive. Unfortunately, I have to be honest: most of the apartment projects in this area that are nearing completion were already sold out two or three years ago.

Alternative Options for Buyers

So, what are the alternatives? Here are a few suggestions:

  1. Consider Second-Hand Units: Although the prices may be higher, these units are already built and ready for occupancy, saving you from waiting for 3-4 years. However, some owners may inflate prices.
  2. Explore Completed or Near-Completion Projects in Other Areas of Johor Bahru: There are still available options in other parts of the city.
  3. Look at R&F Princess Cove Phase 2: As I shared in a previous video, the prices here are higher, but the advantage is that it's already built. You can buy and rent it out immediately. The downside is the higher price.

Completed or Near-Completion Projects (Sold Out) Near CIQ

Next, I will share some information about apartment projects near CIQ that are within walking distance and are expected to be completed in the next 1-3 years. This is purely for informational purposes, as these projects are mostly sold out.

  • Meldrum Height: Completely sold out. Expected to hand over keys this year.

  • Coronade Residence Phase 1: Sold out two years ago. One of the closest projects to the RTS. There is a Phase 2 planned, but its launch date is uncertain.

  • Oasis Residence: Located closer to the RTS depot, approximately 900 meters away. Sold out around last year. Completion is expected in three years.

  • Quayside JBCC: A hotel-style apartment that has been on the market for a while. Suitable for investment rather than self-occupation. Its availability is uncertain. It is located in the Chen Xu Nian old street area, closer to CIQ.

Upcoming Projects Near CIQ

Now, let's focus on the important part: what new projects will be launched near CIQ?

  1. Summer Suites: Located on the site of the former New Era food court. Developed by Connoisseur. Approximately 850 meters walking distance to CIQ. Touted as having the lowest price per square foot. Units are still available.
  2. Exsim Development (Behind V Summer): Developed by a KL developer, Exsim, on the parking lot behind V Summer. It will feature a small town concept, including residential units and Airbnb towers. Expected to launch next month.
  3. Gen Rise by Majestic: Located next to Sky Habitat. Already fully booked since its soft launch last year. Occasionally, some units become available but are quickly snapped up.
  4. Gen Rise Phase 2: Located next to Insta Hotel. Also developed by Majestic. Expected to be priced higher than Phase 1, but the location is excellent.
  5. R&F Princess Cove Phase 3: A foreigner-friendly project (foreigners can purchase properties priced above RM500,000). Expected to launch by the end of June. Prices are said to be reasonable. Currently in the register-interest phase.
  6. Arden: The second phase of Astaka. Smaller unit types, but prices are above RM1 million. It is marketed as a five-star luxury residential apartment building. Lower floors will be used for hotel-style apartments/Airbnbs.

As of today, these are the upcoming projects within walking distance of CIQ and the future RTS. I will continue to update you on any new developments.
